Stegenga + PARTNERS was selected to provide complete architectural services in the design and development of independent housing cottages and an activity building set on 7 acres in Hiawassee, Georgia.
Hiawassee Park offers an array of independent housing options in a collection of 1- and 2-bedroom cottage-style homes. With an exceptional mountain view, engaging activities, and a caring staff, Hiawassee Park promises a vibrant and comfortable community for aging adults. The community also includes amenities such as a clubhouse, with an exterior terrace, community garden with native florals, peaceful meditation gardens, walking trails, and a waterfront gazebo.
Designing comfortable accessible homes and a welcoming community with access to the natural world was an essential theme of this project. Sponsored by the Baptist Retirement Community of Georgia, this development was designed to meet their mission of providing affordable housing in a Christian environment for seniors.
Stegenga + PARTNERS approached the project with the concept to ensure the environmental sustainability due to the extreme topography in the site, while balancing affordability. Deep-soil pier foundations helped keep the natural terrain of the mountain slopes, maintaining a practical geological and structurally stable topography. Vehicular access, automobiles, and golf carts, follow the natural terrain to minimize cross-cutting of the mountain slopes.
The foundation of Hiawassee Park’s mission is to ensure seniors have the support and resources they need to continue to build meaningful, memorable lives. Whenever possible, manufactured building products, casework and finish materials were selected for their durability and their economy. Standard, readily available materials took precedence over custom-made products or those that would be shipped a great distance.
Environmental sustainability is focused on acting in a way that ensures future generations have the natural resources available to live an equal, if not better, way of life than current generations. When placing the community on the side of the mountain, we carefully placed each cottage pad site to minimize topographic change as well as preserve the sight lines to the majestic and natural beauty of Lake Chatuge. This careful placement maximized the natural terrain and afforded incredible vistas into the adjacent lake and valley.
Building products were evaluated for their sustainability and renewability. With a focus on “local”, local suppliers of lumber, millwork, and exterior siding products, just to name a few, are visible throughout.
